My Client is asking about their new zoning in Seattle. How can I help?

How awesome that you are willing and able to help! Here are a few tips:
Seattle and cities in King County have completed their Comprehensive Plans and they are now determining a way to meet their housing goals and implement HB 1110 (the middle housing bill).
Seattle, in particular, has proposed rezoning throughout the city through their One Seattle plan. It calls for increased density via increased height and concentrated areas of development.
Your Clients may be asking because they just want to know, they may want to know how this impacts their value or their neighborhood, or they might be thinking of making improvements to their property themselves. I would ask questions to learn about their future plans. If they were thinking of renovating the kitchen because it is not functional but just learned that their block has not only been upzoned but townhouses are already going in a few doors down, that is a different conversation than with a homeowner who just bought a new construction home in somewhere like Ballard.
It doesn't matter if you work in Seattle, Kirkland, Bellevue, Olympia, or Everett - Middle Housing is coming and you need to be prepared!
